Transforming a Damp Basement into a Dry, Habitable Space.

 

THE CHALLENGE

Located in Sydney’s inner-city suburb of Paddington, this residential basement remediation project presented a significant waterproofing challenge.

The basement was a compact and complex space, featuring numerous small alcoves, intricate details and limited floor area. Water ingress was occurring at multiple points, and several previous waterproofing attempts had failed to deliver a reliable, long-term solution.

“Waterproofers had tried to rectify the issue previously, with about three or four attempts, all of which had failed. There was still a significant amount of moisture in the basement,” said Beau Cornick, National Specification Manager.

The existing drainage and ventilation systems were also no longer performing effectively, contributing to ongoing issues with mould, odour and high humidity. These conditions made the basement uncomfortable and largely inaccessible to the homeowner.

Hydrostatic pressure was also building behind the basement walls. Previous waterproofing systems had attempted to hold this pressure back, however significant rain events continued to result in water ingress, causing further deterioration and damage to items stored within the space.

 

TECHNICAL APPROACH

Given the repeated failure of previous waterproofing attempts, the approach needed to do more than simply resist water pressure behind the basement walls. With water entering from multiple points and significant hydrostatic pressure affecting the structure, the focus was on managing and directing water in a controlled way.

Bayset worked closely with Dryspace Solutions throughout the project, from the initial site visits and technical assessment through to installation inspections, product supply and ongoing liaison. The team assessed the existing conditions and developed a solution designed to manage ongoing water ingress while maximising the available internal space within the basement.

 

THE SOLUTION

Following assessment of the site conditions, the Newton CDM Cavity Drain Waterproofing System, a Type C waterproofing system, was selected as the preferred solution.

“The Newton system was chosen for this project because this is what it’s designed for. It specialises in being able to control and remove that water without affecting the environment of the area that it’s in,” Beau said.

The compact size of the basement was another important consideration. The Newton cavity drain system has a slim profile, allowing a new internal wall to be installed in front of the system while preserving as much usable floor area as possible.

This approach provided a practical and maintainable waterproofing solution suited to the existing structure, while maximising the basement’s usable internal space for the homeowner.
